A Better Future for City Walk Apartments

City Walk Apartments is a fantastic place to live, but many residents and leaseholders have become increasingly frustrated by the way the development is managed.

Over the years, concerns have been raised about slow response times, poor communication, a lack of transparency over service charge expenditure and maintenance issues that have taken too long to resolve.

Following discussions on the City Walk WhatsApp group and at the Residents' Association meeting on 22 March 2026, residents voted to explore alternative management options.

After careful research, the Residents' Association concluded that the best way forward is to exercise the Right to Manage (RTM) and appoint a managing agent that is directly accountable to leaseholders.

What is Right to Manage?

Right to Manage is a legal right that allows qualifying leaseholders to take control of the management of their building without having to purchase the freehold or prove that the existing management has been poor.

Instead of the freeholder choosing the managing agent, leaseholders make that decision through their own RTM Company.

This gives residents a genuine voice in how City Walk Apartments is managed.

What Could Right to Manage Deliver?

Greater Transparency

Leaseholders will have much greater visibility over how service charge funds are spent, with budgets, contracts and major expenditure overseen by directors elected from within the community.

Better Accountability

The managing agent will report directly to the RTM Company's Board of Directors, who are themselves leaseholders with a shared interest in maintaining high standards throughout the development.

Greater Choice

The RTM Company can appoint the managing agent it believes offers the best service and value for money. The appointment can also be reviewed periodically to ensure standards remain high.

Better Communication

Residents deserve timely updates, clear information and responsive customer service. The RTM Company intends to work with its managing agent to improve communication and resident engagement.

Value for Money

RTM does not automatically mean lower service charges. However, it does mean leaseholders have greater oversight of contracts, procurement and expenditure, ensuring that service charge funds are spent wisely and represent good value.

Local Decision Making

The priorities for City Walk Apartments will be determined by the people who live here, rather than by a third party with many other developments to manage.

Following a review of a number of managing agents, the Residents' Association recommended HAUS Block Management to support the RTM campaign and, subject to the members' wishes, become the managing agent following a successful RTM claim.
